Your facility may be smoke-free. Your property shouldn’t show the evidence. Broadleaf removes the visible litter. We don’t enforce smoking policy, and we don’t police people — only the property.
Cigarette litter collects at employee entrances, along curbs and in the beds nearest the door — the exact ground a patient crosses on the way in. For a building whose reputation rests on how clean it looks, that is the first thing seen and the last thing anyone is assigned to fix.
The same problem, in a different form, sits outside every restaurant and every business with a parking lot. Drive-through lanes, dumpster surrounds, the strip of bed between the curb and the door — all of it is somebody’s first impression of you, and none of it is anybody’s job.

Cadence is set by traffic and how fast litter genuinely accumulates on your site — not by square footage. Two properties the same size can need very different visits.

Every quote follows a walkthrough. If a property has real buildup already, that is cleared once under a separate Property Reset — we don’t bury an accumulated mess inside your monthly price, and we don’t promise unlimited work for a fixed fee we can’t sustain.

The walkthrough
Fifteen minutes on site. We look at traffic, tenant mix, where wind puts litter and where it collects — then show you where your current service stops.
The assessment
Zones mapped, hotspots marked, service time measured, disposal location confirmed. You get a written scope with the exclusions stated, not implied.
The reset
If there is buildup, we clear it once and photograph the baseline. Quoted separately, so it never distorts the recurring price.
The recurring patrol
Same zones, same order, on schedule. Off-peak or before opening where that suits you better.
Site condition reporting
You should hear about what we see.
Because we’re regularly walking your property, the crew notes what a property manager would want flagged — an overflowing dumpster, a damaged light or parking wheel stop, graffiti, broken glass, an irrigation leak, standing water, a downed limb or a trip hazard.
Reporting it is included. Fixing it isn’t automatically — anything outside the litter scope comes back to you as a note or a separate quote, never as a surprise on an invoice.
Proof of service
Confirm the visit in under a minute.
Each visit records the property, date, arrival and departure, which zones were completed, anything inaccessible, and any exception found — with photographs where they are useful or contractually required.
We report exceptions, not paperwork for its own sake. Portfolio accounts also get a monthly summary across every site.

What this service is not.
A scope that is clear at the start is what stops arguments later. These sit outside standard recurring service — we photograph them from a safe distance, report them, and quote separately or refer them on where that is the right answer.
