The ground Holly Springs is built on

Much of western Holly Springs sits on Triassic Basin soils. Creedmoor and White Store are the common ones, and both have a clay subsoil that swells when it is wet, shrinks as it dries and lets water through slowly. The east side of town generally drains better, but the pattern after a heavy rain is familiar across the area: water that sits on the lawn for days, soggy side yards, and runoff heading for the lowest point, which is too often the house.

On ground that moves, the part of a patio or wall nobody sees carries the whole job. A base that is not built for it is where settling, heaving and leaning walls start.

A newer town with builder landscapes

Holly Springs grew by about two-thirds between the 2010 and 2020 censuses, and a large share of its homes sit in neighborhoods built in the last twenty-five years. New construction usually comes with the builder’s landscape: a single row of foundation shrubs, a couple of small trees, sod laid over graded subsoil, and a concrete pad off the back door. Those yards are ready for their first real upgrade — and the grade, the drainage and the layout are easiest to get right before the landscape fills in.

Many neighborhoods here have a homeowners association that reviews exterior changes, and patios, walls and lighting usually need its approval before work starts. Obtaining that approval is the property owner’s responsibility. When it is available, Broadleaf can provide basic scope, layout and material information to include with the application; engineered or architectural drawings are not part of that unless separately contracted.

Drainage

On clay that drains slowly, fixing a wet yard is rarely one pipe. It is regrading so the surface carries water away from the house, burying downspout lines so roof water is not dumped at the foundation, and adding French drains, catch basins or channel drains where the grade alone cannot move it. The goal is water leaving the property on purpose, not simply sent to the neighbor’s side.

Patios and retaining walls

Paver and natural stone patios, walkways, steps and seating walls, set on an excavated, compacted aggregate base sized for the soil under it.

On a sloping lot, a retaining wall turns a bank into usable yard. A wall is a drainage project as much as a stone one: drainage aggregate behind it and a pipe at its base keep water pressure from building up against the back. Taller walls can require an engineered design and a permit, which are not included unless separately contracted. If a wall is likely to need them, we will say so before it is priced.

Planting upgrades

Replacing a builder planting with one designed for the house and the site: layered beds instead of a single row, plants chosen for the light and the heavy soil, and beds edged and mulched to a clean line. On this clay, how things are planted matters as much as what is planted — whole beds amended rather than single holes, and plants set slightly high so they do not sit in water. Landscape lighting

Lighting for paths, steps, walls and trees, so a yard you have invested in keeps working after dark and the steps are safe to use. It is planned alongside the hardscape, so the wiring goes in under the patio and along the walls before they are finished instead of across the lawn afterward.
